Welcome back for another Multi Family Monday, I am glad you have tuned in once again this week in an effort to see what is happening in the Bank Owned Multifamily Market within the County of Riverside.

This week we had 8 new REO listings come on the market for sale within the county. Most of these bank owned properties are duplexes however there are also 2 new triplexes and 2 fourplexes that came on the market as well.

Unlike previous weeks this time we have a good variety of properties, instead of our normal flood of Hemet and San Jacinto apartments 1 came on in Banning, another in Perris, 3 in the city of Riverside and my favorite for the week in Moreno Valley.

This week’s suggested investment property because it holds the best value at the current time, majority of the other properties had been listed and unsold as short sales prior to being taken by the bank. These four units are each 2 bedroom and 1 bathroom with their own electric and gas meters.

Based on the current list price each unit would cost approximately $54,475. Where else can you find a 2 bedroom unit for $54,000? Each unit should rent for roughly $950 - $975 (to a non Section 8 tenant) which in turn would give this property a gross scheduled income of $45,600 that means after 5 years the entire amount initially invested amount would be returned not including the great tax benefits as well!
