Temecula Homes For Sale Bank Owned Friday Finds – 5-22-2009
Welcome back to another Friday Finds, very sorry for not posting this sooner in the day however I have extremely busy non-stop since getting up at 6am this morning. Technically it is still Friday in the wonderful city of Temecula so its still not too late!
This week with the Temecula REO Market we saw a total of 12 homes show up as new listings and 3 have already accepted offers. Prices ranging from $164,160 for a 3 bedroom 2 bathroom 1100+ square foot home up to $323,730 for a 4 bedroom 3 bath 3,700+ square foot home on a 12,000+ square foot lot.
The Temecula Bank Owned market has been pretty stable over the past several weeks, as usual with the long holiday weekend coming up the banks are trying to take advantage of their inability to respond due to the holiday and therefore put several homes on the market over the past 48 hours on purpose to drive up the prices through bidding wars.
Do not believe I have ever explained this here before so I will take a second to let you know 95% of the time that a bank has the listing agent put the property on the market either on Thursday, Friday or Saturday it means the property is listed below their believed market value and they are trying to create a bidding war even if the house is not that great. Ensure you have an experienced negotiator on your side because it will be a very tricky situation.
Enough about that, let us continue on with the pick of the week, this home is in a very small subdivision named “The Collection”. It is a small set of homes that surround a portion of the Red Hawk golf course and is walking distance from Great Oak High School. The price on this 4 bedroom 3 bath 2900+ square foot home amazed me at first sight however when I went by twice today there were multiple family both times looking at the home.
This home has marble floors and granite counter tops, low end plantation shutters, fully hardscaped backyard and an amazing view of the golf course. Don’t let this fool you though the previous owner spared no money upgrading this home and they didn’t leave a single light fixture or appliance behind either. If I recall correctly all but one faucet was removed from this previously gorgeous home! Floors and counter tops seemed to be in good shape still, just remember if you are an FHA or VA qualified buyer then you will need to install the basic appliances in order to become the new owner of a home that is missing kitchen appliances.
That said this home is listed for a mere $299,900 and no offers will be submitted until Tuesday.
